The Botanix Masterplan has won the PIA 2025 Queensland Award for Planning Excellence in Performance and Innovation in Development.

This project breathes new life into the former Botanix Lifestyle Garden Centre at Wellington Point, Brisbane, a site cherished by the Redlands Coast community for almost 15 years. Guided by extensive community engagement, the Masterplan delivers on key values: fostering an authentic community, improving access to nature, and providing accessible shared spaces.

The design achieves a vital goal: increasing housing diversity on the Coast while honouring the site's history. The central feature is the reimagined former nursery structure, which becomes the heart of the Botanix Common - a vibrant community hub flanked by retail. This adaptive reuse showcases a regenerative, performance-based approach to transforming suburban infill.

The jury noted in their citation:

The project strategically repurposes a disused nursery site, making use of existing features to foster innovation, promote sustainability, and enable adaptive reuse, including the thoughtful integration of elements from the original structure into the public domain to enrich the site's character and community connection.

The Masterplan successfully balances the demand for increased density - introducing detached homes, mid-scale apartments, and terrace housing - with a forward-thinking responsiveness to community needs, integrating 11,000 square metres of publicly accessible open space. It sets an innovative development model with significant community benefit.

Congratulations to our client Fiteni, Mewing Planning Consultants and our other collaborators Arkhefield, Urban Enquiry, and Fourfold Studio.
